What Shell-and-Core Pricing Covers
A shell-and-core quote typically includes the structural frame, external envelope, common area finishes, and core building services such as risers and lift shafts, but stops short of interior fit-out. It is common on commercial and retail buildings where tenants will complete their own interior finishes to suit their brand and operational needs. Shell-and-core pricing is usually lower per square meter, but the owner still needs a separate fit-out budget and a second contractor relationship, or the same contractor for a follow-on phase.
What Turnkey or EPC Pricing Covers
Turnkey pricing, often delivered through an EPC (engineering, procurement, and construction) contract, covers the project from design through to a building that is fully finished and ready for occupancy or operation.
